I for one appreciate your commentary on "Agents." People will seek advice on everything from dinner reservations to the weather. Yet, they think they can successfully sell or buy a house without the benefit of a professional in their corner--just crazy!

That's baloney. Just because an agent is cheaper or charge less doesn't mean they are not good agents. I just sold my house with a 1% full service agent who did a superb job and got us more money than we listed.

We are listing my Dad’s house with the seller’s agent and buyer’s agent both getting 2% from us which what was recommended by our agent.

I have been following you awhile. Thank you for addressing these issues on here. 
I am a 72 year old recent widow with arthritis.  I have been cleaning out the house with 14 room areas. My husband lived in it 50 years. I lived in it 15 years.
I interviewed 3 local agents. No one offered to help me clean outs and sell as is. House is 67 years old near a local university.  
I am really struggling to get it on the market.
It is too big for me. I have painted most rooms. Updated the bathrooms. Painted the kitchen. Made all minor repairs. I have a regular fix it man. 
How am I going to find the right agent to help me? I keep up on all the recent RE changes.

To sell a home to your neighbor make sure you have a good real estate attorney. You don't need an agent. Tell your neighbor to get a real estate attorney and have their attorney contact your attorney.
